Are you looking to sell your house? Real estate is a tricky business, and sometimes the difference between selling your house quickly and having it sit on the market can be a small one. Here are 10 things you can do to your home to help it sell quicker, and for more money!
1. Post Good Pictures, and Post Lots of Them!
Whether you hire a real estate agent or are selling your home yourself, it is important to post pictures. Most home-buyers start their search online these days. Many won’t even get in the car and check out your house if they’re not intrigued by your online profile. Make sure you post pictures of the house, inside and out, 10 is a good rough minimum number.
2. Post Your Listing on Facebook
Facebook and social media have become the greatest medium for reaching people of our time. Your friends will see it and if they share it, then their friends will see it and so on. It can’t hurt to post it and who knows how many people it could reach!
3. Repair What You Can
Many of the houses on today’s market are low-end foreclosures or fixer-uppers. Many buyers want a “ready to move-in” home and don’t want to have much to repair. So be sure to have any minor repairs done before listing, that way you can advertise your home as little to none repair needed!
4. Spruce Up the Outside
Don’t neglect the exterior of your home. Even something as simple as a fresh coat of paint or the trimming of the hedges, can help increase your home’s appeal. The outside of your home is the first thing potential buyers will see, so make sure you make a good first impression.
5. Set a Competitive Price
We always want the best price for our home, and sometimes the best price isn’t the highest one. Homes that are priced 10-15% lower than other similar homes in the market sell significantly faster. If you want your home to sell quick, then lowering the price can be a definite way to do it.
6. Remove Personal Belongings
When buyers are looking at a house, they want to envision it as their home and it can be difficult doing that when there’s pictures of someone else’s family on the walls. Take down anything that made your home, your home. Any pictures, religious items, or personalized knickknacks. Replace the empty space with paintings or other art.
7. Remove Any Clutter
You want your home to appear as open as possible. Remove anything that does not increase your home’s appeal or anything that creates clutter. Things sitting on coffee tables or dressers like papers or pens make things looked cluttered, so be sure to put them away.
8. Clean Up Your Home
This one might be self-explanatory, but it is something many sellers don’t do, and it costs them. You want your home to be as clean as possible inside and out. This means vacuuming and dusting inside, and raking and trimming outside.
9. Money Saving Upgrades Get You More Money
Everyone likes saving money, especially home-buyers. When you’re looking to upgrade your home, take cost-saving factors into account. Have your energy company perform an energy audit and see how you can improve energy efficiency. Adding anything that saves money will help attract buyers. It could even be something as simple as a water filtration system, removing the need for bottled water!
10. Find the Right Broker
One of the biggest reasons some homes never sell, is because the seller hired a bad Realtor. Many people hire the first agent they come across. It is so crucial to make sure you have a good agent that will get you a good price for your house and fast. Make sure you find a Maryland real estate agent that has experience in the area previously and knows what they’re doing.
